SDA Consulting Australia is a registered specialist disability accommodation (SDA) provider and can act on the property owner’s behalf to manage their investment by reducing paperwork, costs and the ongoing compliance required by NDIA / NDIS. We use cloud-based Asset Management tools to manage the properties, including processing payments from the NDIA on behalf of property owners and tenants.
Our professional services will include undertaking property audits, putting through work orders on the spot, and tracking our licensed contractors to ensure their insurance and registrations are maintained and up to date. This will give you confidence in any repairs needed. We will also schedule all safety inspections, including smoke alarms, safety switches and UPS.
Is your SDA Property Manager a Licensed Real Estate Agent with annually audited Trust Accounts for your financial security? We are!
Does your SDA Property Manager undertake all the property management services in-house instead of using external 3rd parties such as real estate agents who do not understand SDA? We do!
We will lodge your SDA property for enrolment by acting under a Head Lease arrangement and handling NDIS portal registration. We will submit receipts for the quarterly payments on behalf of the property’s owner. We can also organise the preparation of depreciation schedules for annual tax returns in conjunction with our consulting quantity surveyors.
Additionally, your tenants or SIL providers will have access to our tenant app, allowing either the tenant/carer/SIL provider to log maintenance requests, be notified of key events, create KPI reports for our clients, ensure invoices and payments are processed and received by the due dates.
Participant Sourcing and Matching Service
We will also provide an optional Participant Sourcing Service.
As part of our property management services, we will:
- Lodge your SDA property for enrolment under a head lease arrangement
- Handle Portal submissions
- Prepare required reporting for rent received, outgoings, maintenance, and inspections are undertaken.
- Receive and manage individual rental payments from participants within the property.
- Ensure compliance with all NDIA compliance requirements
- Carry out program maintenance and repairs with registered sub-contractors
- Coordinate required modification under participant’s plans
- Prepare property condition audits
- Provide depreciation schedules where required
- Provide an optional tenancy matching service
- Schedule annual safety inspections, including smoke alarms, safety switches and UPS.
- Payment of rates, utilities, owners corporation levies, insurance premiums, general maintenance, landlord insurance and works carried out under warranty.
Property types we will not manage
We will not provide management services for properties we believe are unsatisfactory, or we think they will not be leased due to poor design, or Fully Accessible and High Physical Support homes that do not have fire sprinklers installed due to the high risk to participants in an emergency.
We are the only SDA Property Managers who make available properties to meet the end-users and NDIA’s requirements. We will not have a portfolio of properties that we deem unsuitable.
