The following outlines the services we provide for managing Specialist Disability Accommodation for investors and owners.

SDA Consulting Property Management

Leasing Fee

Our services covered by the Leasing Fee include:

  • Participant Application process
  • Client set up
  • Entry Condition report
  • Key hand over process
  • Marketing:
    • Preparing Copy and listing the property on SDA Consulting Australia website, SDA Property Finder, Housing Hub, & Nest
    • Photography, if required, is additional and will be charged at cost

 

Management Fee

Services covered by the Management Fee:

  • Properties will be managed under a Head Lease Agreement for a minimum of 2 or 5 years, which will enable the dwelling to be sublet to suitable SDA approved participants.
  • Lodgement of SDA property for enrolment under a head lease arrangement
  • Handle portal submissions
  • Prepare required reporting for rent received, outgoings, maintenance and inspections undertaken
  • Receive individual rental payments from participants within the property
  • Ensure compliance with all NDIA compliance requirements
  • Payment of rates, utilities, owners corporation levies, insurance premiums, general maintenance, landlord insurance and works carried out under warranty. Amounts due are deducted from rent received
  • Carry out program maintenance and repairs with registered sub-contractors
  • Coordinate required modification under participant plans
  • Prepare property condition audits
  • Provide depreciation schedules where required
  • Schedule annual safety inspections, including smoke alarms, safety switches and UPS.
  • Coordination of purchase of Emergency Evacuation Equipment and respective annual servicing/training program if required
  • Please note the Landlord is responsible for maintenance and any damage to the property, so we strongly recommend Landlord insurance be taken on the property.

 

Vacancy Payments

NDIS has allowances for vacancy payments (NDIS SDA portion only). The amounts covered are for up to 60 days for properties with 2 or 3 participant rooms and up to 90 days for properties with 4 or 5 participants, depending on the dwelling classification.

 

Optional Services

Sourcing Participants

Provide an optional tenancy matching service. SDA Consulting works directly with SIL providers to find tenants. We promote the vacancies on behalf of owners to our extensive list of stakeholders to ensure participants are aware of available opportunities they can apply for.

 

Compliance Fee

If applicable to confirm certification compliance, as per the table below. Pricing ex GST, travel disbursement may apply for outside Melbourne Metro areas.

 

Fully Furnishing Fee

For properties that need to be fully furnished, we have a commercial arrangement with ‘Harvey Norman Commercial’ for all required furniture, fittings and electronics within the dwelling. These packages offer discounts well below normal retail rates.

 

Depreciation Schedule

SDA Consulting uses the services of BMT Tax Depreciation Quantity Surveyors to prepare tax depreciation schedules if required.

  • Properties that require a site inspection:

$770 inc GST + travel expenses if applicable

  • Properties that do not require a site inspection:

$660 inc GST

 

 

Fully Furnished Inventory Report

Prepare a full inventory report of fully furnished dwellings including furniture, audio-visual, kitchenware and appliances, BBQs etc.
